Employment History

Lake and Damgaard - Appraiser and Owner (September, 1987 - present) of the commercial and industrial real estate appraisal firm located in Charlottesville, Virginia. The firm specialized in appraising all types of commercial and industrial real estate throughout central Virginia with primary emphasis on the Thomas Jefferson Planning District, Central Shenandoah Planning District, Richmond-Petersburg MSA and Roanoke MSA. We are licensed to perform appraisal services in Virginia and Maryland.

Chaney & Associates - Appraiser (May 1996 – December, 1998) Part time independent contractor with commercial real estate valuation and consultation firm located in Washington, D.C. Acted as primary appraiser for investment grade commercial, industrial and residential properties including office buildings, shopping centers, industrial plant and flex space properties, apartment developments and residential subdivisions. Geographic areas covered included District of Columbia, Maryland, Virginia, West Virginia and North Carolina.

Roy Wheeler Realty Company - Real Estate Sales Associate (1981 - 1990) with a full service real estate sales company located in Charlottesville, Virginia. Began association with firm as a residential sales associate in 1981. Participated in residential sales in excess of $1,000,000 each year between 1981 and 1990. Named as outstanding associate for firm in 1985. Named to Vice President in charge of commercial division of firm in 1985.

National Legal Research Group - Consulting Attorney (1980 - 1983) with a national legal consultation firm centered in Charlottesville, Virginia. Assisted attorneys nationwide in research and writing for complex commercial law matters. Primary areas of specialty was in banking law and bankruptcy law.

Appraisal Experience

Office Buildings - Have appraised all types of office buildings from a single tenant office condominium to a twin tower, 355,000 square foot office complex located in Rockville, Maryland. Individual office appraisals have included several free-standing office buildings which were now or formerly utilized as branch banks, owner occupied office buildings up to 100,000 square feet in size and multi-tenant office buildings.

Commercial Properties - Our firm has appraised a broad range of commercial properties over the past two years. Among other types of commercial buildings appraised have included single tenant retail buildings, strip shopping centers anchored by Food Lion and other grocery stores, unanchored retail shopping centers and automotive oriented properties (tire centers, mini-lube facilities, muffler shops, self-service and automated car wash facilities, service stations with repair facilities, convenience stores). We have appraised several restaurants including fast food restaurants and full service, family style restaurants. Other commercial buildings appraised have included building materials and plant product retail businesses, day care centers, funeral homes and automobile dealerships.

Industrial Properties - Included within our recent appraisal database have included several industrial properties, including owner occupied manufacturing buildngs, research and development buildings, distribution buildings, warehouse properties and multi-tenant flex-space properties.  We have also appraised industrial subdivisions for developers and lenders, including industrial parks located in the Dulles North Corridor.

Residential Properties - While the emphasis of our firm is on commercial and industrial appraisal projects, we have experience in the appraisal of multi-family residential properties, upscale residential properties including country estates and country inns. We have appraised several apartment properties including several properties which were funded under the Low Income Housing Tax Credit Program. We have also appraised several historic country estates in central Virginia including "Hatton Grange", a 2,500 acre estate with a 7,500 square foot manor home, "Enniscorthy", a 1,200 acre estate with a 13,000 square foot manor home and "Estouteville", a 440 acre estate with another 13,000 square foot manor home. Our appraisal of country estate properties have included the appraisal of the impact of preservation easements on the market value of a property for tax purposes. We also have extensive experience in the appraisal of country inns in Virginia including the Prospect Hill Country Inn (Louisa County), the Silver Thatch Inn (Albemarle County), the Willow Grove Inn (Orange County), the Mayhurst Inn (Orange County) and Oceola Mill (Rockbridge County). Finally, our appraisal of residential properties have included the appraisal of residential subdivisions. We have appraised residential subdivisions throughout Virginia, including resort developments at the Smith Mountain Lake, Wintergreen and Lake Gaston.

Hotels - We have recently appraised hotels located in Charlottesville, Albemarle County and Lancaster County, Virginia. - We have recently appraised hotels located in Charlottesville, Albemarle County and Lancaster County, Virginia.

Special Purpose Properties - Special purpose oriented properties have included cold storage facilities, lumber mills (wood chip mills) and an automobile testing facility operated by the Insurance Institute of Highway Safety.

Agricultural Properties – In addition to country estates, we have appraised rural properties consisting of vacant land, potential development property, vineyards, orchards, plant (greenhouse) farms and dairy operations.
